For buyers there are some great deals out there in the Aspen area real estate market.
On the MLS searches I have added original listing price, current price and days on the market. This information should help you determine which sellers are motivated.
I have posted the new pricing for the Viceroy at Snowmass at http://www.aspenrealestate.ws/viceroy-pricing-january-2010.html . These prices are at a 30% discount from 2008 pre-construction prices. Studio start at $375,000, 1 bedrooms start at $595,000, 2 bedrooms start at $875,000, 3 bedrooms start at $2,700,000 and 4 bedrooms start at $3,195,000. If you should happen to go by the Viceroy and talk with the sales team, please mention that you are working with me, Louellen Griggs. Dinner at the Viceroy is a special event, just drive to the entrance and valet parking with take care of the rest.

The Economy and Local Market
Real estate sales topped $1 billion in Pitkin County in 2009 despite falling 21.5 percent from 2008's total. The local market in late 2009 appeared to have started to recover from the recession — posting gains in sales volume in September, October and November compared to the prior year. The rally ended in December. Sales were down 27.5 percent for December, according to Land Title. For more details see http://www.aspenrealestate.ws/local-real-estate-market.html
The national economy has seen two consecutive quarters of positive economic growth. In the last quarter of 2009, the national economy grew by 5.7 percent, the largest quarterly increase since 2002. We view this as encouraging news for our local economy.
The city of Aspen's sales tax revenue for December remained flat over the previ¬ous year, marking the first time in 15 months that collections weren't in the negative figures. This information suggests Aspen's recent declining economy is beginning to stabilize.
Commercial Real Estate News
Centurion Partners is seeking approval to build a 122,000-square-foot hotel-residence project known as The Lodge at Aspen Mountain. The Lodge at Aspen Mountain is located at the base of Aspen's original ski lift. This proposed five-star project will be comprised of twenty-five fractional units and one hundred lodge rooms, and is intended to revitalize the western portal to Aspen Mountain. On-site amenities will include a pool terrace, full swim spa, and après-ski bar. Another project by Poss, the architect of the Roaring Fork Club.

The Lodge at Aspen Mountain
Former owners of the Blue Maize restaurant in Aspen signed a 15 year lease with the owners of the Red Onion building, vacant for 3 years.
The Aspen Club ownership on Monday entered into the final review process seeking approval from the Aspen City Council to build 20 timeshare condos, adding 55,000 square feet to its facility.
In Basalt, Snow River Lodge Inc. is seeking to convert a planned condo-hotel project into a traditional hotel 54 lodge rooms and two affordable housing units on vacant land between Highway 82 and the Roaring Fork River adjacent to Stubbies bar/Bristlecone Mountain Sports/car wash.
